Get the Bulgarian lawyer and receiving notary to confirm the exact signing, legalisation and translation requirements before paying for UK documents.
Replace the missing visit with specific evidence
Ask for a video that starts on the public road, shows the entrance and walks through the rooms, boundaries and outbuildings. Arrange an independent inspection if a missed defect would change your decision. Ask for meter, roof and damp photos that can be matched to the same house.
Have your lawyer check the documents directly. Share the seller’s identifying details and the parcel numbers through an agreed secure channel, and keep your own notes about what was shown, verified and left open.
Have the power of attorney drafted for the transaction
Ask who would act for you, which powers are needed and how those powers can be limited to the identified property, price or transaction. Confirm which form of signature or certification the notary will accept, whether an apostille is needed, the required translation and whether paper originals must be delivered.
The UK Legalisation Office explains which documents it can legalise. Ask the receiving party what they will accept before choosing paper or electronic legalisation or making any appointment in the UK.
Arrange handover before you send the balance
- Agree who is responsible for getting the original documents and completion statement to you.
- Confirm the payees independently and allow time for bank checks and transfer cutoffs.
- Arrange for a named person to record keys, meters and condition when possession is handed over.
- Set a date to confirm insurance, utility accounts and any immediate safety work.
