Bulgarian property buying costs in pounds and euros

Enter the price and quotes in euros, then use your own pound-per-euro rate. The planner separates the full purchase cost, what you still need to fund and your first year of ownership.

Use written fee estimates from your own advisers and your transfer provider’s actual quote. The presets are worked examples.

What to put in each line

Request the municipal transfer tax and valuation basis for the actual property. Ask for the notary and registration fees as separate lines, and check whether the lawyer, surveyor and translator quotes include any applicable VAT. Include any agency or company costs you expect to pay on this purchase.

Use the exchange rate in the direction shown: pounds needed to buy one euro. If a provider quotes euros per pound, divide one by that figure. The ECB publishes reference rates for context. Your provider’s quote and transfer charges determine what you actually pay.

Keep closing, repairs and running costs separate

Enter an amount under deposit only if it has already been paid and will be credited against the purchase price. The deposit reduces the amount still to fund but is included in the full purchase price. If a fee has already been paid separately, reconcile it against your completion statement.

Put a repair reserve beside the purchase rather than assuming it is due to the seller. Use the annual line for insurance, municipal charges, standing costs, upkeep and any regular local help. When comparing two properties, fill in both budgets using the same exchange-rate assumption.
